Job Title: Preconstruction Manager – Indiana Office

Location: Chesterton, IN

Reports to: Director of Preconstruction

About the Role:

Berglund Construction is seeking a Preconstruction Manager to lead preconstruction efforts in our growing Northern Indiana office. This is a key leadership position focused on Construction Manager as Constructor (CMc) projects, working alongside clients and design teams to deliver thoughtful budgets and comprehensive GMP proposals. You will also support early-stage project development through conceptual estimating and, occasionally, contribute to lump sum bidding efforts.

Key Responsibilities:

• Lead the preconstruction process for CMc projects from conceptual budgeting through GMP development.
• Partner with clients, architects, and consultants to drive alignment, feasibility, and value throughout preconstruction.
• Develop conceptual and schematic estimates to guide early project planning.
• Coordinate with internal estimating and self-perform teams on large and complex pursuits.
• Support business development efforts and maintain strong client relationships.
• Analyze design documents and project data to develop accurate and strategic estimates.
• Identify risks, opportunities, and value engineering alternatives early in design.
• Ensure a smooth transition from preconstruction to construction operations.

Project Types:

Commercial, nonprofit, municipal, higher education, and K-12 education projects.

Qualifications:

• Approximately 10 years of experience in estimating, preconstruction, or project management within the construction industry.
• Proficiency in Excel; experience with Sage estimating software is a plus.
• Excellent communication and collaboration skills.
• Strong organizational skills and attention to detail.
• Ability to lead and coordinate across multiple disciplines and project partners.

Work Environment:

This position is based in our Chesterton, IN office, with occasional travel to project sites and to our Westmont, IL office.
